Fair Market Share
This is the percentage of the market that a hotel should reasonably expect to capture. This value can be calculated by taking the number of rooms within a hotel and dividing it by the number of rooms in the competitive set (includes the hotel in question).

Feasibility analysis
The process of evaluating a proposed project to determine if that project will satisfy the objectives set forth by the agents involved (including owners, investors, developers, and lessees).

Financial leverage
The use of borrowed funds to acquire an investment.

Fixed expenses
Costs that do not change with a building’s occupancy rate. They include property taxes,
insurance, and some forms of building maintenance.

Forecast
An estimate or prediction of a future condition or outcome.

Fully amortized mortgage loan
A method of loan amortization in which equal periodic payments completely repay the loan.
